Losing buff

A couple of times when I tried to buf a friend or even on my own village buildings I lose the buff. It does not apply the buff on the building but i lose the buff. Sometimes I want to buff a building and it does not apply the to buff it a second time or even a third time I found out I buffed the building 3 time. When just have bought exspensive buff for Gems and it does not apply the buff and you lose it, it gonna be an exspensive business.
