I'm not making it complicated. What may sound like a simple idea may in fact be very complicated to implement in a way which leaves most users happy. You are also mistaken if you believe the current system of trade either directly or via trade office includes what you want as there is nothing to support that assumption.
When you place your initial offer you have no way of knowing before hand what possible counter offers may be offered, maybe they will offer granite or maybe beans or maybe event items, basically any item which can be traded.
Also it don't do you any good if they make a counter offer just before your offer runs out, by the time you see it because your off-line, buffing somebody or on an adventure or just a little slow, the trade has timed out and you have to start the whole process again.
What you want requires a different game mechanic from what already exists, the easiest way to do this is with a new building since to use the current trade office opens up the possibility of more bugs.
As for direct trade without the 24hr cool down there is a good reason for why it's not available and you can blame scammers for that.

yep already exists in the game in the form of the TO, offers negotiations and counteroffers are all present as it is. -1
I always check the TO before placing my offers, I look to see what the best offers are and price my offer accordingly I am counter offering.

Seems to me a 'counter-offer' button would just confuse things. A person could get dozens (hundreds) of counter-offers, unless you limit it to only one counter-offer per offer and then people would 'tie up' the counter offer with a stupid offer just to be annoying.
I have also thought it would be nice to 'direct trade' with anyone (friends list or not), but the point is well taken about scammers and it while that would be the minority there would be enough that it's probably not a good idea overall.
Between the TO and the open trade chat seems to me that all the necessary options are there.

look when i've had the idea i was more thikin in a botton that links you directly to the seller ( whisper ) whiout trying to look for he's name in mail or chat (global . help ...ect) but it's ruined if the owner isn't logged in then thaught of this botton where you can propose a price for an item it will look like the auctions in the Global-3 but you aren't obliged to be logged in to have/give a price for an item !
yeah the direct trade has been possible for a long time but due to scams BB_ made the (smart) decision to let it have a 24h CD which i think lowered the amount of Scams by 75% only scams which happen now are adventure trades like someone says he offers a VLT LS for 24k gc offer 1 fish for 24k gc on TO someone buys the ls so say that in whisper and buys the trade and never hears from that 1 person ever again.

yup same and than i dont mean those ... ppl who underbid each other with 1k, 5k, 10k :P just like 50gc depending on the offer ofc.

i do agree with Brayarg that just placing ur own trade is easier :P (and if you want to sell it earlier i would announce that ur selling something in Trade chat)
And there is an special Auction chat where someone offers something and you call what you want to give for it etc... at least i thought there was (seen it on chat but dont remember the global number
so syKO_ if you could edit your first suggestion with exactly how you want it and maybe with an example/picturewould like to see how you like to have it and why. but i think its not something nessesary as there are thing you can do just as easy

Your button idea won't be of much use if the person you are trying to negotiate with is not logged in and you might as well just send them a mail (for all the good it will do if someone pays their asking price in the mean time)... if they are logged in then you don't need to search chat to find them, you can just type the following into your chat client: /w <username> <message>
^^ ozzy i've said th seller will find a log thing when he checks he's offer that contains the the alternative offers and matie 2506 i'll make some pictures but will take a bit time so wait plz ^^
