Question Why are Frozen Manors so expensive?

I've seen incredibly high prices for Frozen Manors, for example 6 Magnificent Residences in return for 1 Frozen Manor. A Magnificent Residence holds 500 and a Frozen Manor holds 140 settlers so I'm confused.

Are they required for an Adventure or a Quest at higher levels (above 47)?

    Most importantly :
    - they're the size of regular building meaning that you can fit them anywhere (while MR requires space of a certain shape)
    - they're more effective per building space used (140 vs 125)
    - there is no reliable way of getting new ones to drop (only very few adventures where the drop chance is still abysmally low) while MR you can simply buy from the store for resources you can easily get by the thousands every day
    - and the fact that after late 2013 and them dropping from every other christmas box there are people out there that got over a hundred of those and can now easily dictate the prices to get as much of it as they want.

Couldn't have explained it better myself - kudos for the very concise answer Sparkz!
